Registration Duty Exemption: A Smart Saving

One of the most attractive benefits for first-time buyers is the registration duty exemption. Eligible buyers are exempt from paying registration fees on the first Rs 5 million of the property price – a potential saving of up to Rs 250,000.

Examples:

  • For a property worth Rs 4 million, no registration fees are due.
  • For a property worth Rs 8 million, the buyer pays only Rs 150,000 instead of Rs 400,000.


The Home Ownership Scheme: Cashback up to Rs 500,000

Available until 30 June 2025, the Home Ownership Scheme offers Mauritian buyers a cashback of up to Rs 500,000 when purchasing a residential property, even if they already benefit from the registration duty exemption.

The scheme applies to the purchase of a house, apartment, or residential land intended as a primary residence.


Important notes:

  • Properties bought through civil companies, NHDC housing units, or land over 1 arpent are not eligible.
  • The deed of sale and payment must be completed by 30 June 2025.
  • For off-plan (VEFA) purchases, amounts paid under the VEFA agreement are eligible if the transfer deed is signed before the deadline.
  • For deferred sales, the cashback is       processed upon payment of the final purchase amount, but no later than the       same date.


Home Loan Payment Scheme: Boosting Loan Affordability

A third benefit supports buyers who finance their purchase through a home loan. The Home Loan Payment Scheme provides a 5% refund on the loan amount, capped at Rs 500,000.

To qualify:

  • The loan must be disbursed by 30 June 2025.
  • It must be secured by a fixed charge or mortgage.
  • The applicant must be a Mauritian citizen       aged 18 or older.
